Retirement residency

Old people’s home located in Lleida, executed by the developer Jaume Arnó.

Industrialisable parameters

In any building project, part or all of the structure and layout can be parameterised into different percentages. Such is the case of this project in Lleida.

The objectives consisted of building this large retirement home and analysing the industrialisation projects by controlling three areas:

Process control, divided into assembly and logistics.
Control of the general times generated by the sequence of work to be done and of the specific times for each process.
Material control, including selection, measuring, listing and budget.

A special effort was made to publish the documentation to be received from each supplier and the documentation that was to be generated – in the form of a handbook or manual – for assembly purposes. A multidisciplinary team of architects, engineers, calculists, lean planners… -NewTURE, Windmill, SJ12, VRS…- were integrated as a task force sized specifically for this project.

Characteristics

The residence is configured on the basis of ISO container-sized modules. Eight processes were combined – structure, concrete, roof + installations, walls +installations, walls+façade, walls+finishings, flooring+closures and load+transport.
